01 — The quiet math

The problem was never your production. You close. You generate your own business. And then a chunk of every check goes to a brokerage that didn't bring you the lead, didn't write the file, and didn't pick up when the deal cracked at 9pm. It's not "is my split low." It's "my split is low and I do everything myself." This team is built around the opposite arrangement.

02 — The terms

Published, not pitched.

Most brokerages make you book a call just to learn the split. Here it is, on the page.

95 / 5
Ninety-five percent of every commission is yours. Five is ours.
$395
One flat fee per closing — a number you can plan around, not a percentage that grows with your deal.
$350/mo
Brand & platform: the deal desk, the client portal, compliance — and the SERHANT brand as we transition in 2026.

Beyond the 5% split, the flat $395 per closing, and the $350/month platform fee, there are no additional brokerage fees. CONFIRM: E&O / cap

03 — Your numbers

What is your current setup really costing you?

Drag your real numbers. We default to a capped (eXp/KW-style) plan on purpose — because if you're a strong self-generator, the honest story here isn't a bigger split. It's what you stop paying for and stop doing.

These figures are illustrations based on what you enter — not a prediction or guarantee of income. Individual results vary widely and depend on your effort, skill, and market conditions. This is not an offer of employment. Assumes your entered rate, price, and deal count, and that team-provided leads replace your current lead spend; includes the $395/transaction and $350/month fees. Does not include taxes, insurance, MLS/association dues, or your own business expenses. The "current arrangement" figure is calculated only from the inputs you select and may not reflect your actual brokerage terms.

04 — What you inherit

The back office you'd build if you had the time.

You bring the relationships. The platform handles the file-management grind — coordination, compliance, and the never-ending status updates. Built in-house. Used on every deal we close.

AI copilot on every deal

Claude reads the deal context and writes the summary, surfaces the next step, and drafts the client update email. You review and send.

One deal per address

Every transaction is anchored to its property address. Full history across phases — offer through closed — no duplicate files.

Follow Up Boss, synced both ways

Your FUB pipeline flows in automatically. Stages map cleanly to phases. No double entry, no manual copy.

Branded client portal

Buyers and sellers see milestones and documents under your name. No logins to manage, no third-party app clutter.

Vendors coordinated

Lender and title get scoped per-deal invites. They see what they need — no inbox archaeology, no chasing wire instructions.

Compliance, automatically

Documents auto-push to Total Brokerage. The broker stays satisfied. You stop emailing PDFs to a compliance officer.

Three transaction coordinators run all of this for roughly five agents. That ratio is the point.

The track record

Real volume. Real coverage.

From Satish

Why I built this.

I built this team because I got tired of watching good agents do everything themselves and keep too little for it. I've closed real estate in Central PA and Maryland for years — last twelve months, our team did 110 deals. What nearly broke us wasn't leads. It was structure: deals living in inboxes, compliance done at midnight, no system holding it together. So I built one — the deal desk, the coordinators, the AI copilot. We're going from 5 agents to 12 — not 50. I'm capping it on purpose, because the day I can't name every deal in the building is the day this stops working. The systems exist so I can stay close while we grow, not so I can grow past you. Here's what I believe: an agent who generates business should keep almost all of it, support should be real headcount, and the person recruiting you should be the person you'll actually work for. That's why the call is with me — and if the math doesn't beat where you are, I'll tell you to stay.

05 — The brand

The most-followed brand in real estate is coming to Central Pennsylvania — and we're the flag.

Straight answer: today this team operates as Prime Realty Services. In 2026 we're joining SERHANT. — the brokerage behind Owning Manhattan, with a reach most agents only watch from the outside. SERHANT has no other team in Central PA or the Maryland corridor; the nearest is in Philadelphia. Join now and you're a founding-market player on a national brand, with a local owner who answers his phone. Until the transition completes, you're licensed under Prime Realty Services; you move to SERHANT with the rest of the team. CONFIRM: marks permission + which assets

06 — The move

Moving brokerages should be boring. We make sure it is.

01

Map your pipeline

We sit down and plan timing that protects your active clients and deals already in progress — nothing rushed.

02

License & tech transfer, quietly

License moves, FUB and the portal get set up in the background. No public scramble, no dropped balls.

03

Closing on our systems

Your next deal runs on the deal desk with a TC beside you. You feel the difference on day one.

We are not attorneys and this is not legal advice — review any existing agreement, non-compete, or independent-contractor contract with your own counsel. We don't ask any agent to breach an existing agreement. Honor your current contract; we'll plan your start around it. Your client relationships are yours as an independent contractor — we'll help you transition them cleanly, respecting any obligations on deals already in progress.
Straight answers

The questions you're actually asking.

What happens to my clients and pipeline if I move?
They come with you. Your client relationships are yours as an independent contractor. We help you transition active deals cleanly and plan timing around anything in progress, respecting any existing obligations.
What's the catch with 95/5?
No catch — it's published. We keep 5% plus a flat $395 per closing and a $350/month platform fee. The business works because of transaction volume and shared systems, not by taking a big cut of your check.
Who is SERHANT — am I actually joining them?
Today you'd be licensed under Prime Realty Services. In 2026 the team joins SERHANT.nationally, and you move with it. You'd be a founding-market agent on the brand in Central PA + MD.
Do I have to use your leads, or can I bring my own book?
Both. Your sphere and personal business are untouched and yours. The team-provided inbound (Zillow Premier, Realtor.com, Ylopo) is there on top, worked first by our ISA.
What's the real monthly cost?
Beyond the 5% split, the flat $395 per closing, and the $350/month platform fee, there are no additional brokerage fees. CONFIRM E&OWe'll walk through every number on the call.
What about a non-compete or my current contract?
We review it with you and plan your start around it — and we recommend you run it by your own counsel. We never ask you to breach an agreement you've signed.
Will I just be a number on a big team?
The opposite — that's why we cap at 12. Big enough to back you, small enough that Satish knows your name and your deals. The systems exist to keep him close as we grow.
Recruiters always promise the world. Why believe this?
Fair. So we put the numbers on the page and built you a calculator to check our math against your own. Run it. If it doesn't beat where you are, Satish will tell you to stay.
